Just 10 miles northeast of downtown Sacramento, along the north side of the American River, you'll find Carmichael, California, a friendly, 17-square mile community of homes built primarily in the 50s, 60s and 70s. Carmichael, with a population of 72,000 (2005), was founded in the early 1900s by Dan Carmichael, a short sale developer who sold 10-acre tracts of Carmichael short sale with advertisements touting streams stocked with trout and woods filled with game birds.
Area attractions include the Chautauqua Playhouse, a 95-seat theater; Jensen Botanical Gardens, blooming with rare hybrids flowers; and Ancil Hoffman Park, home to an 18-hole golf course considered one of the top 50 public courses in the nation. The park also has shady picnic areas, an open game field and an 85-acre nature study area.

Schools are in the San Juan Unified School District, one of the top school districts in the state, and Carmichael has one of only two regional libraries in Sacramento County.
